OUR CURRENT PROJECTS
Australian Premium Steakhouse in the Heart of Bali Among our current active projects, one of the highlights is the development of an exclusive restaurant in one of Bali’s most central and high-traffic locations, commissioned by a renowned Australian steakhouse chain. The goal of the project is to create a high-end, internationally competitive dining destination that blends the brand’s identity with the unique cultural and architectural character of Bali. Our responsibilities include the full localization and adaptation of the brand to the Balinese context, as well as the complete management of the execution process - from conceptual planning and permitting to final handover. Throughout the development, we place special emphasis on architectural quality, guest experience, and functional efficiency, while maintaining international standards. The project is scheduled for completion in the first quarter of 2026.
Clifftop Luxury Villa Complex
near Thomas Beach, Bali
One of our key ongoing developments is a clifftop luxury villa complex located near the iconic Thomas Beach in Bali. This marks our third collaboration with a long-term Dutch investment partner, reflecting a strong and trusted working relationship built over multiple successful projects.
The development consists of 25 high-end villas set within a gated residential community on a land area of over one hectare. Our role includes the partner’s full representation in Bali and the complete planning and execution of the project. The villas, designed in a modern European style, have already been sold to Dutch clients through the partner’s private network.
We are responsible for delivering a fully integrated premium living environment - from architectural and landscape design to construction and final handover. The project embodies the values of privacy, design excellence, and European quality standards.
Project completion is scheduled for Q2 2026.

Sunrise Villapark Sanur
This is a significant villa park project in the North Sanur area! Over 50 luxury villas will be constructed in a tropical modern style on a two-hectare site. Residents of the villa park will have access to a variety of community amenities, including a gym, a wellness complex with a sauna, a yoga room, and a playhouse for children. The Sunrise Villapark Sanur is one of our flagship projects. The highest quality and luxury are guaranteed by KLJ Property, the developer for this project, with the design being created in collaboration with Marzloff Architects.
The villa park is scheduled for handover in December 2026.
